Celina sits at the northern frontier of Collin County development, past Frisco and Prosper. It is overwhelmingly a new-construction market — much of what trades is builder inventory in communities that did not exist a few years ago.
Buying at a development edge has a particular set of questions attached: which sections are already built out, what infrastructure and roads are actually funded versus planned, and how MUD or PID assessments affect your monthly payment. Those are not obvious from a listing, and they are the difference between a good buy and a surprise.
