The market here
Iowa Colony is close to a pure new-construction market. Large master-planned communities including Sierra Vista and Meridiana have driven most of the growth, and much of what trades here is either a builder contract or a very recent resale.
Buying new is a different transaction from buying resale, and the difference is where people lose money: builder contracts are written by the builder's attorney, incentives are often tied to their preferred lender, and the walkthrough and warranty process has real deadlines. Having representation costs you nothing on a new build and changes what you can negotiate.
