The market here
Rosharon is the most rural area I work in the Houston metro, and buyers come here for a specific reason: land. Parcel sizes here are simply not available closer in.
That changes what due diligence looks like. Septic and well systems, floodplain designation, deed restrictions and road frontage matter far more than they do on a platted subdivision lot. If you are buying acreage here, those checks are the job — and they are exactly where an unrepresented buyer gets hurt.
