Manvel is what happens when the SH 288 corridor keeps pushing south. It has changed faster than almost anywhere else I work — land that was open acreage is now active subdivision development.
The practical difference from Pearland is lot size and build age. You can still find larger parcels and semi-rural properties here, alongside brand-new builder sections. If you want more land without leaving the 288 commute, this is usually the first place I look.
